Renovation quote template

A free renovation and construction quote template, the same six-line pricing framework contractors use to know their floor price before they quote a job.

6 min read

Most quotes go out as a single number. A contractor does the math in their head, writes down a total, and hopes it holds. It usually doesn’t – because a single number hides where the money actually goes, and there’s nothing to check it against once the job runs long or the materials cost more than expected.

This template breaks that single number into six lines: labour, materials, subcontractors, overhead, contingency, and profit margin. Each one gets its own row. Add them up and the total isn’t a guess anymore – it’s the floor price. The number below that, you’re working for free.

Two versions, same framework:

  • Spreadsheet – the version to actually use, job after job. Fill in the yellow cells, the formulas do the rest.
  • Calculator below – the same six lines, live in the browser, if you want to run the numbers on a job right now without opening anything.

Both are prefilled with a real example (a 20 sqm bathroom tiling job) so the format is clear before you overwrite it with your own numbers.

For the reasoning behind each line – why materials carry their own margin, why contingency gets dropped once a job type is familiar, see how to price a renovation job without losing money on it.

This is the floor. Discounting from here for a good client or a job that fits the schedule is a choice — made with the real number in hand.

Doing this by hand every time is the whole problem the article talks about. Duuabl’s AI quote assistant builds this from a site photo and a voice note, and remembers it for the next job like this one. See how AI quoting works →
